Surveyors Warn of Basement, Roof and Drainage Risks Ahead of El Niño Rains

Property owners and managers have been urged to inspect their buildings and drainage systems early as the country prepares for heavy rains expected during the October-December season.

The Institution of Surveyors of Kenya (ISK) warned that intense rainfall could expose weaknesses in buildings, particularly in basements, roofs, drainage systems, retaining walls and foundations.

The surveyors said property owners should carry out inspections and repairs before the rains intensify instead of waiting for flooding or structural damage to occur.

“ISK urges property professionals and building owners to treat the rainfall outlook as a reason for early inspection, maintenance and contingency planning rather than waiting for flooding or building damage to occur,” the institution said.

Basement parking areas have been singled out as a major concern, with property managers advised to check drainage systems, waterproofing and sump pumps used to remove water from buildings.

ISK also advised owners not to store important equipment in areas that could be reached by floodwater.

Where underground parking has been identified as being at high risk of flooding, motorists may be required to avoid the lower basement levels during periods of heavy rainfall.

Property managers have also been asked to clear drains, culverts and stormwater channels of mud, rubbish, leaves and other materials that could block the movement of water.

Gutters, downpipes and roof drainage outlets should also be inspected and repaired where necessary before the rains begin.

The surveyors further urged property owners to check retaining walls, foundations and slopes for signs of waterlogging, erosion or instability.

They said early repairs and proper communication with residents could help reduce damage and protect people living in affected buildings.

The warning comes as weather agencies forecast increased rainfall in parts of the country during the October-December season.

The World Meteorological Organization (WMO) has forecast a high likelihood of El Niño conditions continuing, while the Kenya Meteorological Service expects above-average rainfall in many parts of the country.

Forecasts cited by ISK indicate that rainfall could increase in several areas from the second and third weeks of October, although the amount of rain is expected to vary from one location to another.

ISK said property managers should also have emergency plans in place to ensure essential services can continue during periods of heavy rainfall.
